Stunning Medieval Farmhouse : For Sale |
|
Technical Information. |
|
Manoir Caubeyran has been sympathetically restored, offering all the conveniences of modern living. It retains all its original charm, character, and features; including massive beams, huge fireplaces, original stonework, nooks and crannies etc… There are six bedrooms, three of which have their own full (ensuite) bathrooms. Two of the bedrooms are downstairs and each of these is ensuite. These downstairs rooms are suitable for people of limited mobility. The layout of the Manoir makes it immediately suitable for both commercial and family, allowing both private and public spaces, bedrooms etc.. There is a very large modern fitted kitchen, a beautiful dining room, a fantastic living room with a massive medieval fireplace, a medieval entrance and hallway with exposed stone, a ante-room/rear entrance room, a laundry room, and a very large winter-garden/games-room. The ancient noble home is surrounded by three hectares of its own grounds, and reached by a private drive. There is secure car-park for four to six vehicles. There is a large barn. This could be easily converted as the plumbing, electrics, and drainage works are complete. There is another separate building with its own terrace and garden suitable for conversion to a gite, maison d’amis, artist’s studio, office, little house, workshop etc.. The plumbing, electrics, and drainage works are complete. There is a state of the art ‘Toutes Eaux’ drainage and septic tank system recently installed. This is commercial size system and would allow the Manoir to be used as a guest house, small hotel, etc... All roof-water is collected and fed by underground pipe-work into the duck/wildlife-pond. All rain water falling around the house is collected by a network of underground drainage and fed by pump and pipe-work into the duck/wildlife-pond.
The grounds cover 3 hectares (7.2 acres), and are mostly open prairie. There is one acre of gardens immediately around the house. This includes the FULLY SECURED swimming pool and a large duck pond. These areas are fenced for child safety. This is gated with a child-safe mechanism. There a number of ducks and moorhen families in-situ, and a large chorus of frogs. There are free-ranging chickens for eggs on-site. There is a garden walk around the pond. There are a number of great views across the valley. There is a large roofed terrace for table-tennis or outdoor eating in hot weather, and there is a small secluded garden, for cool shade, to the north side of the house.

Manoir Caubeyran is owned by Veronica and Mark Mulholland. Veronica and Mark are from Ireland; and have been living in France for five years. Manoir Caubeyran is their second renovation project in the Gironde. Veronica and Mark have four young children; three attending school in the adjacent wine-village of Cocumont, and one attending ‘college’ second level in Bazas. Veronica and Mark are committed to offering every possible assistance to the new owners. This is a private house sale. ( not the sale of a business ). This house is the main home of Veronica and Mark, ‘residence principal’.
A ready up and running holiday rental business option, ‘www.gasconmanoir.com’, is provided complementary (free of charge). This will allow the purchaser/s, should they wish, to continue a holiday rental income, or to maintain for a future possibility. We rent out the property for a number of weeks each July/August, when Veronica and the children visit Ireland. It is, for us, a supplemental income. It could be extended to a longer season by the new owners.
The following website and email account will pass to the new owner: www.gasconmanoir.com, reservations @gasconmanoir.com,
All publicity and information material, email, contacts accounts, and goodwill will pass to the new owner. |
